Property was peaceful, we appreciated this place.
Spent 3 nights here with my husband, had an incredible stay overall. I got big size king room with external window as an upgrade, nice gesture. The property's location was great, on an abandoned restaurant.

Just steps from the front door and your on the beach! private parking ( $18 dollars a day ) but worth it. Walk or ride your bikes to most places you want to go.
Quant and home like.

We were the only guests in the hotel. To call it a Bed and Breakfast is very misleading. There was 4 pieces of quiche, 2 cold bagels and two slices of bread along with Luke warm coffee. No one was present, additionally, for our first night there was not even a desk attendant on duty, therefore we were left vulnerable in the hotel alone all night.. The lady on duty in view of this gave us a nicer room. Please note that when she goes off duty there is a sign informing guests that some one is available at the restaurant around the corner.please read there description of their hotel on their site. There was no scones, international coffee's, etc.
We were unable to sleep due to the loud noise outside our windows facing the board walk. People were partying until the wee hours of the morning. There is no roman bath tub, it is a large shower.it was definitely not worth the price,

Great location and good value.
There wasn't any juice at the breakfast, just coffee.

I was very surprised that there wasn't a window in the room to enjoy the sunlight.

Gorgeous beach access!
We had a nice night there! The room was cozy, and the staff was super helpful. Loved the free beach gear and those cute bikes! Just wish we didn't have those pesky gnats in the room. Breakfast was decent too, with muffins and fruit. Perfect for a chill getaway.

Staff was very accomodating. Price was a little high, but they upgrade for free when possible. 12% tax and $18 parking fee. Extremely . crowded area, but a nice getaway for the weekday. It's a great location, but not a big bang for the buck
12% tax and $18 parking fee, when we returned, our parking space was taken, very frustrating. Extremely crowded area, but a nice getaway for the weekday. It's a great location, but not a big bang for the buck. Overall friendliness of Newport beach area.....terrible, the hotel staff was the best

I liked the staff and the cleanliness.
There were no extra toilettries in the room, i.e. showercap, cotton swabs, etc. This is very much needed during a trip. If I were to recommend this hotel, I would like to see these little things included.

Strongly recommend for exploring town
Cozy room, convenient amenities. The friendly staff made check-in easy, and it's amazing how they provide beach chairs and umbrellas to use.
Everything was flawless.

Everything was fantastic! Kristina, the hotel manager was awesome! The hotel has its own beach cruisers, so that was nice to ride the boardwalk down to Balboa Pier and the Wedge, eating shopping and having a few pints at the many bars and restaraunts along the way. Then come back to a friendly staff and great amenities. Then in the morning, all I had to do was walk out the front door to go surfing. Yeah, I'll be staying at the nbh again.

Location not far from the restaurants and shops along the boardwalk, classic Newport eateries like Mutt Lynch's and the newer Dory Deli, and the beach in a lovely and quiet area. Light breakfast, exceptional food choice...
